WHAT IS STAGING?

When you live in a house, it is your home.  When you sell a house, it becomes a product.  Product needs packaging.  Staging is to transform your home into a marketable and attractive product. 

ASTONISHING FACTS

  • NAR (National Association of Realtors) statistic: 87% of all home buyers and 94% aged 25 – 44 use the internet to search for a property

  • Another NAR survey: Over 95% of buyers  are online FIRST looking at photos of the home BEFORE they go visit or call an agent

  • Study revealed 63% of Canadian buyers are willing to pay a premium for a house which is move-in ready

  • According to NAR, almost a third (28%) of buyer will “overlook property faults when a home is professionally staged"

Based your home interior,  personal style preferences and lifestyle needs, a report with redesign suggestions will be presented with recommendations for colour, lighting, furniture placement and décor.

Based on the interior and company branding, suggestions will be presented with recommendations for colour, lighting, storage arrangement and décor.

    STAGING PROCESS    

CONSULTATION

Consultation involves an in-depth analysis of both the interior and exterior of a property.  A thorough room by room evaluation will be performed. As part of the consultation, a detailed written report of findings and recommendations will be presented and discussed with the homeowner and/or the representing agent. Various options will be presented which leads to the implementation of the "action plan" to execute the recommendations in the report.

PREPARE FOR STAGING DAY

Depends on the condition of the property, preparation work may involve:

  • Packing and De-Cluttering

  • Cleaning

  • Junk removal

  • Handyman Service (e.g. minor repair, wall touch-up, window covering and lighting installation)

  • Renovation Service (e.g. flooring, moulding and potlight installation)

  

SHOWCASING

On staging day, all or some of the following may happen:

  • Rearrangment/removal of existing furniture

  • Delivery of staging rental materials

  • Set up and placement of furniture and accessories

  • Usually photo/video shooting is arranged 1-2 days after staging completion

 

HOW MUCH DOES STAGING COST?

             Much less than the first price reduction!

Staging Labour  (Start from $780 + HST)

  • Include: design labour, delivery, set up and placement of staging materials, removal of staging materials when the property is sold

 

Accessories Rental

(Start from $280 + HST for 1st month)

  • May include: wall art, floral/greens, mirror, tabletop/countertop décor, dinnerware set, table lamps, floor lamps, rugs, bedding sets, towels, cushions, throws, etc.

 

Furniture Rental
